ABOUT
The GODDARD name has been performing in the Perth Property Market as Real Estate Agents for over 40 years.
The Goddard Property Group was incorporated in 2015 with it's Director and CEO, Mr James Goddard, moving back across from Queensland after a decade of Land Development Sales and Management, Acquired its first project site in 2016.

Project 1
The Group mitigated investor risk by converting an approved 8 lot residential site it had acquired in 2016, after a dramatic market downturn, into a high demand Childcare Centre use, by initially investigating the sites capacity to suit other uses and then instruct the Groups Town Planners (Taylor Burrell Barnett) to provide planning advice and then strategically target Perth's local Childcare Operators during 2018.
The Group found, with the professional assistance of Burgess Rawson, an excellent fit with an established local Perth-based Childcare operator, and a formal agreement was executed by early 2019.
With a focus on a high standard of specification and quality of workmanship, and the timing of completion by the builder. The Hammond Park Childcare Centre was completed in line with the project timeline - July 2021.

The Centre operated very successfully with strong organic growth from the beginning. The Group has now on-sold this asset to a strong Childcare Centre Investment Group.

Project 2
The Group acquired its second project site late 2017. A rare opportunity of a 2Ha larger scale land development project in the inner-city suburb Success. The site is uniquely located adjacent to wetlands conservation reserves and the project planning and development includes the rehabilitation of 1.1Ha of Conservation land. Additionally, due to the now completed upgrade of duel carriageway of the semi-arterial Hammond Road and close proximity to transport services and the major Cockburn Retail District, this site offers excellent opportunities for a Childcare Centre and NDIS/ Luxury Townhouse housing developments.
"The Group has completed the creation of 1.1 Ha of Wetlands, development lots and roads are constructed and Titles/ Planning is due for completion by end of 2024."

This project has now completed its roads and development lots construction, and the creation of 1.1Ha of Wetlands conservation area. It is currently waiting on final approvals for submission of planning DA's and lot titles due by December 2024.
The group has secured it's 2nd Childcare operator with agreements in place for a 101 place Childcare Centre and planning for 4x Luxury Townhouse housing development which are planned for construction in 2025.
During 2025 the Group will be securing leasing of it's 12 housing NDIS Local Govt approved development.

Project 3
The Group entered into a JV agreement in 2019, with the property landowners of the adjacent Hammond Rd project site, and after meeting with Local Authorities, have been able to secure support for a 'Carbon Neutral Urban Land Development with over 2000sqm of Landscaped POS', and 5000sqm of established Wetlands Conservation Land, to provide a mix of 30x R40/60 Residential Lots, and NDIS housing development overlooking the conservation land.
Stage 1 of the Residential Lot development has now been constructed with the 1st 9 lots will be released to the open marketplace in November 2024, with another 6 lots released in December 2024. Lot titles are due by March 2025.

The project will commence Stage 2 of the Residential Lot development comprising of 10 lots and NDIS housing in 2026.

Project 4
The Group has entered discussions with landowners in a new strategic zone within Magnetic Island, Queensland. A region that is currently under extreme pressure due to recent substantial economic growth and local authorities have identified new land zones for forecast Urban expansion development in the immediate future and has committed to developing increased infrastructure in an environmentally sustainable land development process.

Strategic Capacity
The Group is adept at understanding that to minimize project investor risk and to realize successful planning processes of each project; it must develop strong relationships with the Local Authorities and assist these Local Authorities in the beneficial improvement of the Local Community infrastructure. An example of this is the Group handed over 1000sqm of it's valuable Hammond Rd frontage to allow the City of Cockburn to construct a round-a-bout at Hird Rd intersection, identified as a potential accident 'hot spot' due to the forecasted increased traffic volumes into the future.
The Group identifies unique development opportunities encompassing the establishment or rehabilitation of conservation land within it's projects.
